How do you determine the right asking price for your home?
iRealty Experts was founded by a state licensed real estate appraiser and all our agents are highly trained in real estate valuation. We analyze real estate values in the local markets daily. We use the most comparable and recent sales, while adjusting for specific differences, to arrive at the perfect listing price for your home. Our experts will suggest a list price for your home that we feel will yield the highest dollar amount within a reasonable amount of time. Our clients love our low commission because it allows them to price their home more competitively, which results in a faster sale!
What is the process for buyers to set up a showing? What can I expect?
We utilize Centralized Showing Service. You will be contacted personally by our team anytime an agent wants to take a pre-qualified buyer through your home. We require that agents pre-screen all of their buyers before showing your home so you know they are not just “kicking tires!” After each showing, the showing agent is emailed a detailed survey so our clients get real-time feedback. Our clients have their own username and password so they can log-in and view all of the feedback from their multiple showings. Additionally, they can change or add showing instructions at anytime using the CSS site.
Will you hold open houses?
One of the ways we are able to keep our overhead low and offer highly competitive rates is by not holding open houses; however, this is up to each agent. The first thing they teach you in “real estate school” is that open houses are a horrible way to sell a home, but a good way to pick up new buying clients. We feel open houses are dangerous and do not recommend any of our clients hold open houses. The traffic at open houses usually consists of nosy neighbors and potential thieves. In this day and age… open houses are riskier than they are effective! We prefer to have pre-qualified home buyers view your home with their agent or one of iRealty’s sale consultants. This is a better way to keep track of who comes into your home and you can rest easy knowing they are a serious potential buyer!
